Manchester is one area being targeted by various individuals and companies who want to buy our homes "as-is". Some of these are legitimate, and some are not. They can make it sound like they are the only ones who will pay the best price. And that listing with a REALTOR is a terrible idea due to inspections and delays. If you consider selling your home this way, you should get at least 1 or 2 professional evaluations on your home's value, typically thru a REALTOR or appraiser who is not offering to buy your home. One benefit of a REALTOR is that we can show you how to increase your value by making low cost improvements. Or not, either way, then bring it to the full market to maximize your sale price, even selling "as-is". Virtually EVERY home is selling today, see stats below. Of course, it is logical these direct solicitors want to keep the price as low as possible as they can make more money if you agree to sell to them, and pressure you not to get other opinions. The main way they can accomplish that is for you to avoid having current information on comparable sale prices. I am here today to arm you with some quick stats on how much demand there is right now for our neighborhoods:

Including all single families and condos in all prices, excluding new construction, there are only 5 homes on the market today in Manchester. There are 22 under contract. Of those 22, all but one sold in a week or less. That's a 95% rate of selling in 1-7 days, and you can bet there were many of those with competing offers (75% of my listings this year had competing offers). Average price in Manchester so far this year is $379,000, selling at 1% over list price.

Don't let anyone or any company tell you that prices in Manchester are dropping. They are not. No one can guarantee the future, but with the restricted supply of homes for sale, barring a catastrophe, there is more likelihood that prices will continue to rise in the near future, and the record proves that long term is an even safer prediction of rising prices. 2 years ago in Manchester, homes were selling at an average of 25 per month. In the last 12 months, that average dropped 25% to 19 per month. So far in 2023, that number dropped another 20% to 15 per month. Wow, 40% less homes for sale in 2 years. Now that, my friends, is a fast-shrinking supply, and remember the supply and demand rule.
