Gary recently represented us as a buyers agent and as a sellers agent as we went through the process of purchasing a newly constructed home and sold our home of 13 years. It is always tempting to buy and sell a home without representation and avoid the Realtor's fees. However, through both processes having Gary as our agent proved to be invaluable. First, when negotiating terms of a contract for new construction, he often brought up questions for the builder that we would not have considered on our own. Which his years of experience, Gary has a great deal of knowledge about issues homeowners often face down thee road, and we were able to head some of them off because of things he would bring up. He also read through the fine print of our contract with an eye for legal details. In the final days before the closing took place, he found two errors in the paperwork from the title company, which saved us hundreds of dollars. When getting our home ready to put on the market, Gary brought in professionals who helped us stage our home and take professional photographs. With a 40+ year old home, there were many small repairs and updates that were needed. Gary gave helpful and specific advice on what we might want to update before showings. In addition, he recommended sever professionals so we could get this work done. One of the most helpful things was his knowledge of the market in our area. He provided us with roughly 20 comps which were so helpful as we se our asking price. In the 10 days it took for us to enter into a contract, he updated us with stats of how homes in our area were selling. Once our house was on the market, he was still active in the process, even when COVID-19 prevented the industry from holding open houses. During a very chaotic time, my family was able to focus on the physical work of moving because we knew Gary would be paying attention to the legal and monetary details. He communicated with us often through both processes and we always knew right where everything stood.
